Our Easy, Friendly Homebuying Process
Step 1:
You reach out to us (the seller) to schedule a time to see the house. The home is sold AS-IS, which is why the price is so low — it’s a great chance to get into a property for much less than usual.
Step 2:
Before visiting, we will ask for a quick photo of your ID. This helps make sure appointments are kept and protects the property. It’s simply to confirm you’re the one coming to see the house.
Step 3:
You’re welcome to tour the home as many times as you need. You can even bring your contractor or handyman with you to get repair estimates so you know exactly what you’re taking on.
Step 4:
When you’re ready to move forward, you’ll show simple income documents—like pay stubs or bank statements—to show you make about three times the monthly payment. This helps everyone feel confident that the home is a good fit.
Step 5:
You place a small, non-refundable earnest deposit to hold the home. At this point, you can also let us know if there are any small repairs you hope to have done.
Step 6:
We may agree to your repair requests, or may let you know that all fixes will be up to you. Either way, everything is clear and upfront.
Step 7:
You sign an agreement promising to make the monthly payments on time for the full term (usually 30 years). Because the seller is offering owner financing, there’s no bank, no credit check, and no traditional mortgage needed — opening the door for buyers who might not qualify elsewhere.
Step 8:
You take possession of the home and can start repairing, improving, and making it truly yours. These improvements help build your equity and pride of ownership.
Step 9:
At the end of the process, everyone wins: you gain a home and opportunity you may not have had otherwise, and the seller gains a committed partner. Many of our buyers are so pleased that they choose to share a testimonial.
